SCL is a property development company, with 75% control and working interest held by THL. The property consists of a 5447 sq m block of land on Ratchadapisek Road and conveniently located near the subway, several large shopping plazas, and the Thailand Cultural Center.

SCL is proposing to build a condominium on the above property during 2008. The project consists of a 29-storey contemporary condominium tower with 82 m of road frontage located at 14 Ratchadapisek Road, Huay Kwang, Bangkok, Thailand 10320.

Location

The site is only minutes away from the Praram 9 metro (subway) station, and only a block north of the turn onto access to the expressway and motorway leading to the Suvarnabhumi International Airport and to Chon Buri, and other major highways. The location also provides easy access to other main Bangkok arterials, such as Sukhumvit and New Petchburi Roads.

The project will offer a total of 629 individual condominium units for sale to the public (excluding office space and other). The following is a breakdown of the units based on bedrooms:

The Condominium will be an “intelligent” building equipped to provide high-tech options to all condominium owners, including broadband internet access, home automation, and integrated security management systems. The home automation system will allow the owner to customize the controls of all electrical appliances located within the unit while also maintaining the unit at a set temperature.

Parking and services

The basement floors through to fifth floor will provide 368 parking spaces. The ground floor (double height) will feature a garden-themed lobby, reception and concierge services, an office and business center, a laundry & hair salon shop, and a family restaurant. In addition, the basement floor will offer 15 storage units which will be available for sale or lease to condominium owners. The sixth floor, in addition to condo units, will feature various amenities, such as: a 25 meter lap pool, a children’s swimming pool, a Jacuzzi, and fitness facilities. The area surrounding the swimming pool will be utilized as a multi-purpose area suitable for outdoor gatherings.

Security

The building will be secured with key-card access only to the building and parking areas. Entry areas will be monitored and will include digital recording of CCTV at the lift areas and the lobby.
